About

Engineering rigor.
Owner-operated.

We bring a precision-first approach to every lot evaluation — because a wrong answer on soil suitability costs far more than the test itself.

Our firm began with a classic Vermont newcomer mistake.

Decades ago, when our family moved here to build our first home, we ordered a perc test and celebrated when we saw water filling the hole — thinking a high water table was a “good sign.”

We quickly learned the hard way that in septic design, water is often the enemy. That steep learning curve turned into a lifelong obsession. What started as a necessity to get our own home built evolved into a deep expertise in Vermont’s unique soil and regulatory landscape.

Today, our family-run firm specializes in perc testing and septic design, guiding both newcomers and long-time residents through the permitting process without the headaches. We’ve been in your boots, and we’ve spent the last 30 years ensuring our clients never have to learn the hard way.

From initial site evaluation to final state submission, we make the transition to your new or updated system completely painless.

What makes us different.

Owner on Every Job

You talk to the owner, the owner shows up, the owner signs the report. One point of contact from first call to final deliverable — no scheduler between you and the person doing the work.

No Installer Conflict

We don’t install systems, so we have no incentive to steer your design toward a more expensive option or recommend a specific contractor. We design what your soil supports, period.

Straight Answers on Failing Lots

If your lot won’t support a septic system, we’ll tell you clearly with full documentation — not hedge and schedule another visit. You deserve a straight answer before making real estate decisions.

Permit-Grade Documentation

Reports are written to survive DEC scrutiny — detailed, properly cited, and formatted so the state agency doesn’t need to call us for clarifications after you submit.
